Council to soon vote Deer Park’s first-ever Comprehensive Plan

Plan would set rules for developing Galbraith and Blue Ash Road corridors 

Deer Park council will soon vote on the city’s first-ever comprehensive planning document in an effort to bring new development, foster better planning and create a unified vision for the city’s future. 

With this comprehensive planning document, the city will better be able to develop and showcase its convenient location to major connectors such as Montgomery Road, Interstate 71 and Ronald Reagan Highway, its urban amenities and small town neighborhood character. 

Among the goals of this plan are: 

  •     To enhance and promote Deer Park’s physical and perceived identity

  •     To develop land use and economic development policies

  •     To develop an economically sustainable balance of city services, amenities and infrastructure.

  •     Promote community interaction by supporting gathering places, open spaces and parks and recreational opportunities

  •     Connect the city business districts, parks, neighborhood and neighbors through pedestrian mobility options 

In addition, it sets rules for major redevelopment along the Galbraith and Blue Ash road corridors.  It also includes a land use plan that examines the city’s existing land use and zoning district conditions and provides a suggested land use pattern for the future. The land use plan includes planned residential, business district, office and institutional/ residential sections of the city. 

It sets both long-term and short-term goals, with the long-term goals looking out 20 years into the future. The plan is advisory in nature and will be a “living document” that will be reviewed annually according to the city’s needs. 

The final plan will go before Council on Nov. 24. A public hearing will be held prior to the council meeting at 6:30 p.m. in council chambers.

February 26, 2008 - The comprehensive Planning Committee hosted a very successful open house for the residents of Deer Park at the Municipal Building on Tuesday, February 26th to showcase some of the ideas they have been working on to improve our City.  They also had surveys available soliciting input from the residents of what they would like to see in Deer Park.  City officials and members of the Committee were on hand to answer any questions.

On display were boards showing the Galbraith Road and Blue Ash Road business sections with ideas for improvement.  Thanks to all the residents that turned out despite the cold weather.

First-ever community wide planning process
to get underway in May.

March 26, 2007 - A landmark project to create the first community wide land use and development plan will get underway in May, Deer Park city leaders announced today.    

The City of Deer Park, Ohio has selected Kleingers & Associates, Inc. of West Chester, Ohio, to assist the community in development of a long-term plan.  Kleingers is an urban planning and civil engineering firm providing city master planning and development services. 

"The City's first Comprehensive Plan will incorporate all aspects of a strong community including economic development, transportation, housing, community identity and many other elements to guide our future development and improve the quality of life for the residents and business owners of Deer Park" said Mayor David Collins. 

The comprehensive plan is intended to create a unified approach to infrastructure expansion and economic development.  Its goals also include preservation of the community's character and assets, improvements in quality of life and the promotion of actions that are in the best short-term and long-term interests of the community as a whole.  

Typically, a comprehensive plan attempts to create a 20-year forecast of community needs.  Such a plan is ideally updated in parts every five to 10 years.  Development of the Deer Park Comprehensive Plan will begin in May with the creation of a 12 to 15 member Comprehensive Plan steering committee.  

In the months to come, the planning process will include a community survey and public meetings in order to gather data and community feedback for the plan.  The community will be able to offer input and track progress of the plan's development on the City of Deer Park's website.  

"The comprehensive plan will lay the groundwork for finding innovative new ways to streamline government, provide critical guidance for future redevelopment opportunities and promote economic development throughout Deer Park's major commercial corridors," said Safety-Service Director, Michael Berens.  The plan is expected to take one year to complete.
